The City of San Diego is not one handyman market. Coastal salt air that eats exterior hardware, 1920s Craftsman blocks with plaster walls and original trim, postwar tract with worn builder-grade fixtures, and hot east-mesa homes with sun-beaten decks each call for a different approach. Here is how we work each part of the city.
Salt air corrodes hardware and swells doors on the coast.
Salt air off the water is the defining factor here. It corrodes hinges, latches, fasteners, and any bare metal faster than anywhere inland, swells doors and windows through the marine-layer months, and works cracks into stucco and exterior wood that inland homes never see. Homes a few blocks from the surf need maintenance on a shorter cycle than the rest of the city.
Newer larger stock, mild marine climate, long punch lists.
The marine layer still reaches here, so the climate stays mild, but the stock is newer and the homes are larger. Two-story floor plans and bigger square footage mean the punch list is longer and access work is part of most visits.
1920s Craftsman stock, plaster and original-trim repair.
The mesa climate is mild, but the housing is old. Most homes date to the 1910s through 1940s, built with lath-and-plaster walls, original wood windows and doors, and period trim and hardware that has to be matched rather than swapped for box-store parts. Decades of settling leave their own cracks and out-of-square openings.
1950s-60s tract, high-volume drywall and fixture punch lists.
These mesas sit just far enough from the coast to warm up in the afternoon, and the housing is postwar tract from the 1950s and 1960s on slab and raised-floor foundations. The stock came with drywall, hollow-core doors, and builder-grade fixtures that are now decades past their service life.
East-county sun beats down decks, fences, and exterior wood.
East of the coastal buffer, summers run hotter and drier and the sun sits harder on anything facing west or south. Decks, fences, exterior trim, and caulk take real UV damage here, and exterior paint and sealant fail years sooner than they do near the water.
