Waterproofing a deck is a coating or membrane on a surface that is still structurally sound. Replacing a soft board, a failed ledger flash, or a bouncing span is a repair ticket. Mixing them on one line hides the real job.
GSC on this site recorded 37 impressions for “san diego deck waterproofing repairs” and 26 for “san diego deck waterproofing maintenance” in the 28 days ending 2026-10-24, both on the deck-repair hub at positions in the 20s to 70s. Existing posts cover board damage, cost, dry rot, rails, and stairs. None centers the coating-versus-board fork.
Coating first only when the boards still carry you
Walk the deck. If a board compresses, springs, or shows fungus on the end grain, stop talking about stain. That board comes out. See the board-damage guide for what to photograph.
If the boards are firm, fasteners are set, and the issue is gray wood, standing water, or a peeling prior coat, the request is surface prep plus product. South-facing decks in Mission Hills, Point Loma, and Chula Vista take more sun. Coastal salt in Coronado and Imperial Beach ages fasteners. Inland heat in Escondido and Fallbrook cooks a thin coat. Those are climate notes, not a product warranty.
This page does not name a coating brand, a mil thickness, or a year-of-life figure. Ask the quoting professional to name the product, the prep, and whether the underside is included.
Flashing and the ledger are not a coating
Water at the house wall is often the ledger flashing, the door threshold, or the house wrap, not the deck boards. Photograph the joint where the deck meets the stucco. A coating on the boards will not fix a missing Z-flashing.
Work on the ledger, joists, posts, or beams is a different ticket from a like-for-like board. Confirm permit rules with City of San Diego Development Services or the department that serves the address. Do not treat a coating as automatically permit-free, and do not treat structural repair as a stain job.
Call 811 before any digging if post work is in the quote.
What the written scope should split
Line 1: boards or framing to repair or replace, named by location. Line 2: coating or membrane, named by product and area. Line 3: flashing or threshold if it is in play. Ask whether one visit can cover both, without treating that as a same-day promise.
Wood versus composite is a separate choice on wood or composite deck repair. Composite usually is not a traditional penetrating stain job.
